The Project
This project consisted of repurposing an existing office building into a 222-unit apartment community in DC’s central business district. The project included demolishing the existing above-grade building, retrofitting the existing below-grade garage structure, and adding 9 new levels. The renovation required modifying two spread footings to accommodate the increased column loading and lateral portions of the existing basement walls to allow for slab demolition.

Challenges and Results
Steele Foundation provided design and construction services to shore two steel columns, which included timber pads, placed in hand-dug and shored pits, and pre-loaded, field-fabricated steel frames welded to the existing columns. The shoring allowed for demolition of the existing footings and installation of new, larger and deeper, footings. The lateral bracing of the existing basement consisted of field-fabricated steel diagonals bolted to the walls.
