The Project
The existing site, in the Adams Morgan Neighborhood of northwest DC, contained a building with a one-level below-grade garage that Steele Foundation had helped to construct in the 1980’s. The redevelopment plans included demolishing the existing building and excavating an additional 10-to-15 feet below the existing basement level.
The site was bounded by Columbia Road to the north, an alley to the west, and existing buildings at the east and south. The most notable adjacent building was an existing Scottish Rite building to the east, which was approximate 5 feet away from the planned excavation with shallow foundations. The project owner, EastBanc, enlisted Steele Foundation to develop plans and support excavation to safely allow the building demolition and to support the adjacent Scottish Rite building.

Challenges and Results
Steele Foundation designed and built a combination of systems including wall bracing, drilled soldier beams, drilled tangent piles, bracket piles, tiebacks, internal steel bracing, and underpinning to accomplish the support of excavation. Challenges included installing soldier beams through the existing concrete basement wall using a selective, meticulous shoring and demolition method.
