The Narrative
The Project
This project entailed the replacement of Christ Lutheran Church with a new church facility and a mixed-use development. The 90-foot-tall structure includes approximately 224 apartments, 73 live/work units, 6,000 square feet of indoor/outdoor co-working space, two levels of below-grade parking and bicycle storage spaces, and two site retaining walls.

Challenges and Results
Excavation for the main building and the two site retaining walls necessitated sheeting. JLB Partners selected Steele Foundation to design and construct the sheeting to facilitate the construction of the basement and site walls. For the main building basement walls and the cast-in-place concrete site wall, sheeting was comprised of drilled soldier beams, lagging, and two tiers of tiebacks, along with internal steel bracing. Given tight dimensional constraints, JLB selected sheet piling for the other site wall (designed by ECS Mid-Atlantic) to provide a thin wall profile. This presented challenges due to neighboring properties denying access to their side of the property line during installation. The work was installed with minor delay and modification to the design due to the skill of Steele Foundation union craftsmen.
